We offer inspections for several different reasons and below is a list of some of the most common reasons:

  • New Purchase
    Commonly when a client is interested in purchasing a house they will ask us for an inspection. This is to help make sure they will not find any surprises after the sale is finished.
  • Beginning a Season
    Some clients who care for their pools themselves will ask us to inspect their equipment at the beginning of a season to help identify any problems that could arise in the up-coming season.
  • Renter Leaving
    When a landlord or property manager has a vacating tenant they will have us inspect the pool to make sure all equipment is present, operational and that the pool is in good shape.

Okay, well what happens at an inspection?

Our typical inspection covers the equipment, the plumbing, the water quality and the overall appearance of the pool.

Equipment inspection:

  • Pump
    • We inspect the pump(s) for any leaks and identify the source
    • Identify any noises above the normal scope for the specific brand of pump(s).
    • Check the pump basket(s) for cracks and brittleness
    • Check the pump(s) lid "O" ring is not flattened, torn, expanded or dry.
  • Filters
    • Sand Filters
      • We will open them and check that the sand isn't "channelled" or compacted to severally.
      • Check the top cap for any signs of weakness including cracks, brittleness of the plastic/fibre glass.
      • Check the "O" ring for flatness, tears, dryness, or sponginess.
      • Verify the backwash gate is operating properly
    • DE Filters
      • We will open them and do a visual inspection of the overall condition of the DE grids. We don't remove them and clean them but we look for the following signs of wear: excessive wear, brittle plastics, cracked grid ribs
      • Check the "O" ring for flatness, tears, dryness, or sponginess.
    • Cartridge Filters
      • We will open them and visually inspect the filter elements for tears, broken straps, cracked rubberized caps.
      • Check the "O" ring for flatness, tears, dryness, or sponginess.
  • Auto-leveler
    • Check that the auto-leveler is working properly.
    • Ensure it is adjusted to the proper level.
  • Skimmers
    • Check that the skimmer basket is present and that its not torn, broken or brittle.
    • Check if the diverter valve is present and functioning properly (on equipped skimmers)
    • Check that the skimmer has a function weir gate.
  • Caretaker Pop-up (if equipped)
    • Check the "O" ring for flatness, tears, dryness, or sponginess.
    • Check the strainer is present and not corroded.
  • Automatic Cleaner (if equipped)
    • Check that they are working properly.
    • Check for excessive wear and report any findings.
    • Check hoses for brittleness, cracks or signs of pre-mature failure.
    • Check any in-line leaf canister(s) basket for tears, cracks, brittleness and that all associated "O" rings are in good working condition.

Plumbing Inspection

We will check the plumbing for signs of brittleness, sun damage and overall condition.

Water Quality

We will do a complete analysis of the pool water checking the Total Chlorine, Free Chlorine, Presence of chloramines, Total Alkalinity, pH, Calcium Hardness, Total Dissolved Solids, Cyanuric Acid, Phosphates, Nitrates and Saline.

After checking these we will calculate the Saturation Index and report that as well as any steps that may need be used to correct inappropriate conditions.
